Pricing & Options - What's Not Included?

 

Following the guidelines below will help insure that the shed is installed properly and quickly, so let's work together on anything you might have a question on.

I can recommend some local tradespeople you can contact to help you with the following services that are not part of what I offer:

Site Work:
I do not clear the site, take fences down, move engine blocks-car parts, trim trees of brush (3' clearance required on all 4 sides of shed) or remove boulders or stumps. Sprinkler systems moved, etc.

Concrete Work:
I do not install tubes or slabs. If you are planning that, please arrange prior to our establishing a delivery date. SLABS MUST BE LEVEL AND SQUARE. Call to discuss.

Landscaping Services:
I bring the cement block for the corners and outside center spans of the shed. This block must be placed on a surface that is free from items that would keep the block from laying flat on the ground. If you need to fill the site and compact it, please contact a local landscaper.

Fences:
I do not attach fences to shed. I do not install fence back in it's place once shed is up. (Pool areas, dog areas)

Tree Work:
I do not cut large limbs. In most cases I can trim a couple of small branches once I'm on the roof, but if it looks like 1/2 the tree and leaves need to be removed and disposed of, please contact a Tree Service outfit or landscaper.

Permits & Zoning:
You pull the permits if required. I can provide you with HIC# and insurance certifications where required, please let me know and I will call my insurance agent to mail to you. If you are unsure if a permit is required, you are better off contacting the town offices before we schedule a delivery date. Some towns have historical zones and deed restrictions, I will work with you on materials needed to comply with local rules, but you need to tell me what the district requires. Windows, siding etc.....

Location:
You are hiring me to build the shed according to where you stake it out. I cannot determine location on property, only you can do that for the following reasons:

  • I don't know where property line is.....you need to. (that's kind of important to know, but you'd be surprised)
  • Setback requirements.....need to know where property line is.
    Septic systems
  • Is shed going to be parallel to Fence? or House? or Pool Deck? or all 3? Think about it when staking out.
  • Please note which way front faces if shed is square. 10x10 8x8 etc....
  • Easements.....sewer and of sight. Can't put too close to block views of traffic making turns.
  • Sprinkler systems......yes, sheds have been built over sprinkler heads. Much easier to know where they are before they wash the bottom of your shed.

Plumbing:
I do not install roof vents for water heaters or any plumbing fixtures. I can cut holes for rough in, need to know beforehand to allow for proper placement in wall/floor.

Electrical:
If shed is vinyl sided, I can hang vinyl light blocks and outlet boxes so the vinyl siding fits properly, but I do not install any wiring or fixtures. We need to specify the location of boxes at time of order. Consider swing of door for any fixtures near door opening. Please do not schedule electrician to be there working on the shed WHILE it is being installed...we'll get in each others way.

Staining & Painting:
All wood parts of the shed are delivered un-painted, except for primed cedar if specified. I do not paint or stain sheds but have some names of guys who do that you can contact for a quote. Shed cannot be stained while it is being built....yes, it's been tried.

Other gadgets, gizmo's, extras, etcetera's:
Please communicate with me what you are thinking so I can schedule and plan for it. For example, last year one customer came up with two full extra days of 'stuff' to do to the shed, that I was unaware of beforehand 'Hey Pete, I just thought of this, can we do it???' Please, please, please no matter how cool it is, please let me know beforehand because I don't want to have to reschedule that week's work. Also, I will most likely, probably bill you for it, if that's ok with you......? If you think of something (shelves, bench, loft) after the shed is up, call me and I can quote you for the extras, and/or discuss when I can come back and install for you.

I have this down to a science....or so I think. I do know how long it takes me to build these sheds and I price them very competitively. I love working with my customers and hate saying no. Most of the photos in the gallery are my customers ideas, I just build them. Everyone I've worked with has been really great.
